Overview

A six-block logistics park serving the Namanve industrial corridor, with 42,000 square metres of grade-A warehousing, fourteen loading bays and a dedicated heavy-vehicle circulation route. The park was built to operate around the clock from day one.

01 / The brief

The client needed lettable space fast, but the site sat on soft ground with a high water table. The brief demanded column-free spans, exceptional floor flatness for racking, and a phased handover so that early tenants could begin fit-out while later blocks were still under construction.

02 / Our approach

We improved the ground with a staged stone-column programme and cast floors using laser-screed equipment to meet the flatness specification. Blocks were handed over in three phases, with a temporary haul road keeping construction traffic separate from tenant operations. Roofs were designed solar-ready, with conduit and structural capacity built in.

03 / The result

All six blocks were delivered within the original programme, with the first tenant operational five months before final completion. The park is now 94% let and has become a reference project for industrial work in the corridor.
